When buyers tell me they want to be close to West End without living right in the middle of it, Gibson Bight is one of the first places I mention. You are only a few minutes from restaurants, dive shops, beaches, and nightlife, but the neighborhood feels quieter, greener, and more private.
The four properties below are very different. There is a multi-residence ocean-view estate, a brand-new three-bedroom home, an affordable homesite, and a nearby white-sand beachfront lot. That range is exactly why this area is worth a closer look. You do not have to decide what sounds best on paper. You need to decide how you actually want to use the property.
Why buyers look at Gibson Bight
Gibson Bight gives you access to the part of the island most buyers already know and love, without putting you directly in the busiest areas. West End is close for dining, shopping, diving, and Half Moon Bay Beach. West Bay is also within easy reach.
What changes from property to property is the road access, elevation, view, water and utility setup, and how much work you want to take on. Those details matter more than a beautiful listing photo, so I always encourage buyers to compare the practical side along with the price.
Here are four current Roatan MLS options I think are worth knowing about.
1. An ocean-view estate with four separate living spaces

This is the most flexible property of the group. The five-bedroom, five-bath estate sits high above Gibson Bight and includes a spacious main residence, two fully separate apartments below, and a private hilltop casita.
Each of the four balconies takes advantage of the ocean view, the breeze, and the surrounding tropical jungle. The property was also designed with eco-conscious features that support more efficient, lower-impact island living.
For the right buyer, the real value is in the layout. It could work as a family compound, a private retreat, or an income-producing property with multiple residences. It feels peaceful and tucked away, but West End and West Bay are still only minutes away.
What I would look at closely: how you plan to use each residence, the operating costs, and whether you want the responsibility that comes with managing several separate living spaces. The possibilities are excellent, but flexibility is only useful when it matches your plan.
2. A new three-bedroom home near West End

If you want something simpler and more manageable, this brand-new wooden home is an appealing option. It has three bedrooms, two bathrooms, and 1,076 square feet of living space, with partial ocean views to the west and green jungle views around the property.
The home comes partially furnished and sits on a quarter-acre lot. There may also be room to add another home later, which gives the property potential for future growth or rental income.
The location is a strong part of the value. It is about a six-minute drive from West End village, so restaurants, shops, services, and Half Moon Bay Beach are close without being outside your front door.
What I would look at closely: the expansion possibilities, the remaining furnishings and setup costs, and whether the home’s size fits the way you plan to live. This is not a large house, but for many buyers that is the point. It is new, comfortable, and easier to maintain.
3. An affordable homesite in the middle of nature

Not every buyer needs to start with a finished home. This 0.24-acre homesite offers a lower entry price and the chance to build around your own priorities.
The lot is surrounded by mature tropical trees and has easy road access from the main highway. It is roughly three to five minutes from West End and five to seven minutes from West Bay Beach, with schools, groceries, and ferry terminals also nearby.
This could work for a private home, a vacation retreat, or an income-producing rental. It is especially interesting for someone who values nature and privacy but does not want to be far from the island’s most popular west-side amenities.
What I would look at closely: site preparation, drainage, utilities, building costs, and the exact access. Land can look affordable at the beginning, but the full budget only becomes clear after you understand what it will take to build well on that particular lot.
4. A nearby white-sand beachfront lot in Sandy Bay

This last property is nearby in Sandy Bay rather than Gibson Bight, but I included it because it gives buyers a useful comparison. The lot has approximately 80 feet of white-sand beach along clear Caribbean water.
It is the kind of setting people imagine when they first think about owning property on Roatan. The ocean views and direct beach frontage could suit a private getaway, vacation home, or investment property.
The trade-off is price. True beachfront is limited, and the land alone costs considerably more than the Gibson Bight homesite. That does not make it a bad value. It simply means you should be honest about whether direct sand-and-sea access is essential to you or whether an ocean view and a short drive to the beach would serve you just as well.
What I would look at closely: setbacks, shoreline conditions, construction requirements, utilities, and the total cost of developing the property. With beachfront land, the due diligence is every bit as important as the view.
Which one makes sense for you?
These four listings are not really competing with one another. They suit four different Roatan buyers.
The $475,000 estate makes sense if you want privacy and several independent living spaces. The $259,000 home is the straightforward choice for someone who wants a new, manageable house near West End. The $69,000 homesite is for a buyer prepared to build. The $399,000 Sandy Bay lot is for someone who knows that true beachfront is the priority.
